Whoop...Whoop...baby!

So this time is sorting the men from the boys.

I mean, I always like to see people when the clouds are coming.

I don't wish clouds to come, rather it is so much easier to get positive results before the storm hits, than it is trying to pick up the pieces afterwards.

You would think that is obvious, but you know, apparently not.

Anyhou, the amount of people I am seeing trying to do the dodge at the moment is quite mind blowing. I'm like, "You don't honestly think people are going to believe that do you?"

But again, the answer seems to be a resounding, Yes!

Right.

The accurate answer I need to point out here though is, No.

However, the biggest dodge I'm seeing at the moment is houses.

Actually, the selling of houses.  You seem to need a PhD in bullshite just to read the ads correctly.

Flat to gently rolling land = Flat when you walk the horses in, then it drops steeply at a 90% angle.

Gorgeous renovation = New Paint.

New kitchen = Kitset, cheap but cheerful.

Insulation = In one wall and half a ceiling.

Great natural light = Can only show house at 11.27 for 15 minutes.

The house is warm and dry = So why are you burning a candle to hide the mould smell?

And the biggest con yet?

Staging a house.

Mainly because they are selling you a dream.

Do you actually own super, super king size beds with massive, gorgeous fluffy rugs with designer art, and kitchen appliances that you have to take out a second mortgage to own?

No.  Just no.

But like all clouds, the Sun is always peaking through somewhere, and that's you and your second brain.

Do your groundwork.

New paint?  A mould problem.

New kitchen?  Well, think about it.  No one puts in a stunning new kitchen with state of the art appliances/stove for a dream kitchen...then sells the damn house.

Insulation?  I.  Don't.  Think.  So.  

That goes 100% for an old villa.

Take an older friend with you (that's literally older, not known for a long time) 'cause within 30 seconds they can smell wet, mould, asbestos...

These are crazy times we are living in, baby, but out of chaos comes opportunity.

But never, ever, ever sign a house contract without a DD (Due Diligence) Clause and a Builders Report.

...and have your lawyer on speed dial.
